    2. Developer - Ayala if the budget permits. My Kuya said never purchase an SM development.
    3. Wide Streets (ideally at least 1 car is still able to pass with cars parked on each side of the road)
    4. Lot size - smallest in the village 400 sq m
    5. Proximity to good schools, hospitals and malls
    6. Safety (flooding, fault line etc)

There are areas in MM that are NOT villages but are very convenient to live in. There's a Barangay in San Juan, forgot the name, where the houses are HUMUNGOUS though it's not a village. Puro residential naman and the area is central.

In the case of your friend, I could NEVER live in an area with a street that narrow. That would stress me out daily. What will happen if you have a party, where will visitors park? I know too many "away" in parking even in villages with wide roads (2 cars are able to pass even with cars parked on each side) Ang issue kasi houses park their cars on the street so when they have visitors, there's no more space in front of their property.

My cousin moved to Cavite at an Ayala developed village with modest lot sizes (Verdana). He said the community is really nice naman and close to Alabang where he grew up. So I will choose NUMBER 1. They should build up na lang, uso naman na 3 story houses.

Pero usually villages with cuts below 200, aren't the roads narrow as well?

Additionally, it seems like the average size of lots in MM have gotten smaller, ang hirap na magbenta ng "bigger lots"
The 2 lots are in the same Brgy somewhere in Bulacan. Accesa to Lot B's location is indeed a problem pag me okasyon - like Christmas or NY - innova di na makadaan 'coz of parked vehicles. Wigo can still wiggle around.
So if they want the bigger lot - I did suggest to get a smaller car.
    Or an e-trike. [emoji16]

    .
Itong ito ang nangyari sa parents house ko sa Caloocan during the 80s maluwag pa ang access road, by the 90s struggle na ng pag daan sa dami ng tricycle at kung ano ano pa nanakabalandra sa kalsada, driven by the influx of people from the provinces. by the 2000s, I pass the other way na, pero ganun pa din sobrang sikip kahit malaki kalsada dahil may palengke. I left that area and settled in a gated community exactly year 2000 and I'm so glad I did. Ung mga utol ko andun pa rin, pero di naman sila kasi madalas lumabas using a car, commute lang, lakad lang, kaya di affected sa sikip ng access road.

Yes. For me it is A talaga.
Wag lang mapalitan ng mga seaman yung existing na residents in the future (sorry kung may mga seaman dito).

    Kabi-kabila may pa-videoke.

Yung isang side ng lote namin sa ibang subdivision na. Ang ganda nung bahay dun sa kabilang lote. Middle or upper middle class. Military daw yung tatay.

Pero pag nag party ay jusko daig pa mga squammy. Teenager kasi yung anak. Hindi ko alam kung ano trip ng mayayaman pag naghahouse party pero they sounded like they're being massacred pero tuwang tuwa sila. Pero sobrang minsan lang kaya hinahayaan lang.

Wala sa mayaman or mahirap eh. Pag maingay, maingay talaga.

I'd choose A. I don't like narrow roads leading to my home.
Cars will park on the streets at night.
Hampering the path of firetrucks in case of fire.

well this is tsikot so the motoring aspect is high priority. so i choose A. just build vertically and have an off-site storage unit. sa US maraming available na storage units, don't know kung meron sa area dyan. dump all useless stuff in the storage unit or give them away.

Matagal ko na na post yan. Bakit most modern houses iisa na lang ang gate kahit malaki yung lot area. If I build my own house, I want 2 gates pa din.
