    I am satisfied to my salary as an Finance manager here.But then i still love and miss working in Finland in a accounting firm as an talouspäällikkö ,cause of the fact that i learn so much there about finance manager.

    I have a condo unit at Rockwell that I rent out to tourist on a per night basis. The occupancy rate this year has been excellent mainly due to airbnb.com

    parang condotel na sir? pero gaano kadalas may rumerenta na turista? baka madalang lang.... im planning to get one near macapagal area para sa mga hotel casinos na gagawin.

    i just bought 2 1-room units that i will convert to a 2-bedroom unit, pero 2015 pa turn-over, near gma-7/abs-cbn. current rental rates in the area is 25k/month. dagdagan ko pa pero ibang location naman and for resell later. actually mas maganda roi if you buy pre-selling then sell when it is already rfo. pag rental e mabagal and roi, more than 10 years ang break even. yun lang nga gusto ni misis bago namin ibenta yung una e try muna daw nya pa-rent.

    mura pre-selling price ng condo with the low 10% or 20% DP extended to 24-36months 0% interest pero ung sunod na 80% thru bank financing ang mabigat.

    im satisfied... simple living lang naman ako... basta may sasakyan... maliit na bahay na medyo lang maayos at modern ng kunti at hindi binabaha or tumutulo...

    masaya na ako sa bahay lang at may H.T. with BIG screen LED... tapos naka aircon...

    36 months nga yung 20% down at 0% interest less 150k discount (promo) less 2% additional discount (agent's option). tinignan ko naman ng maigi yung computation nila talagang 0% and for real naman yung discount, and since hindi in-house financing e wala sila maitatago na hidden fees. saka pa lang required na kumuha ng financing sa bank pag naka-full down na and rfo na yung unit. e normally naman tumataas ang price pag rfo na, so i intend to sell once the unit is turned over. di naman ako nade-deny sa bank in case we decide to keep the unit and rent it out.

    magkano ba interest ngayon kapag 5, 10, & 15 years to pay ung remaining 80%?

    20% 36 months zero interest = 800,000 / 36 = Php22,222.00 per month
    80% 10 years to pay at 9% pa = 6,080,000 / 120 = Php50,666.67 per month
    20 years to pay at 9% pa = 8,960,000 / 240 = Php37,333.33 per month

    most probably mga 40sqm or less yang unit.. you can rent out for say Php20,000.00 a month. Para mabawi mo yung 6M na inutang sa banko that will take 300 months or almost 9 years tsaka ka pa lang kikita.. eh yung pinang down mo pa na 800T.. yan eh kung tuloy tuloy may re rent..

    This year's been good..about 75% occupancy rate. Right now, its all booked up for December and January. Rate is 99usd per night.

    You have to pick the right location. Fortunately, Rockwell Makati is the go to destination for many Filipino Americans and Expats. On the days its not rented, we use it when we get bored here in Sta. Rosa.

    What are the pros and cons for buying a condo unit in cash (assuming you could afford to buy the unit outright) and thru bank financing? If you buy it outright of course you will shell out initial capex as compared thru bank financing. Parang walang pinagkaiba sa primary or secondary metering ng meralco.
