    Vista Real also got hit by floods.

    Ayala Ferndale is a nice neighborhood; this wasnt flooded AFAIK.

    Try checking also old villages like Blue Ridge and St. Ignatius along Katipunan. These were not hit; same goes for the higher portion of Loyola Heights/Varsity Hills.

    yung mga x area i think yun yung mga bagong tayo doon na binebenta pa.

    mas sariling parking din yan mga yan.
    I think this is out of the TS's preference although this place is really high "mataas", if this gets submerged then a good portion of NCR is really under water already.

    * ghosthunter - vacant residential lot po ang hanap ko. tama po kayo hindi binaha sa kapitolyo pero wala po mga for sale na lot sa kapitolyo. meron mga townhouse at midrise condo.

    + 1 I don't think any area or village in metro manila was completely spared from Ondoy. In Magallanes for example there is a stark contrast between adjacent streets, one being submerged in chest deep water, the other completely spared. So it is very important to know the place's history and factors advised by Vinj.

    Value in that area is going up from what i heard; especially since Ayala is developing the old Rizal Capitol complex.

    In La Vista there's a nice property for sale, problem is its still subject to a court case (from what i was told, sinangla ng nephew ng owner yung property sa bumbay). My friend who wanted to buy talked to the owner and they were willing to sell at a good price however kargado mo yung risk on the case (and to think that entire property is at 1has with all its lots combined).

    * Xavierville, the best for me there is Phase 3 (di binaha); some parts of Phase 1 and Phase 2 (near the gate and creek) gets flooded.

    Try checking out also Tierra Pura subdivision and Mira Nila along Tandang Sora area. Nice place with lots of trees. Its also going to be more accessible to the Katipunan area in the near future once the road widening to Commonwealth Ave. and the C5-NLEX link is completed.
